Is the Saskatoon Market Balancing?

The headlines can be deceiving when you listen to or read national news. Ontario and British Coumbia have been Heading into the fall real estate season, buyers and sellers across Saskatoon are closely tracking local market conditions to see if housing inventory is finally balancing out. While national trends often suggest a broader seasonal slowdown, Saskatoon’s local real estate market continues to operate under unique pressures driven by sustained buyer demand, low overall housing supply, and strong benchmark prices. Whether you are planning to buy your first home, upgrade to a larger property in communities like Brighton or Stonebridge, or list a property this autumn, understanding current list-to-sale speeds, pricing strategies, and local inventory levels is essential to making a smart move.

If we take a look at the numbers in Saskatoon, we can see that there is a still a strong demand for homes in Saskatoon. Buyers are still needing to be pre approved and ready to write an offer, as we are seeing a mix of classic offer situations (first come first serve) and presentation of offers. In both scenarios, buyers can and often do end up in a bidding war. Sellers are still at an advantage in this market, undoubtedly. 

Saskatoon Real Estate Statistics: Market Reality vs. Balancing

  • Inventory Supply: Total inventory remains tight across most price points, as of August 31 there are 735 active listings; 455 are detached properties but only 159 are under the popular $500,000 price point. 

  • Sales: There were 424 properties sold between August 1-30. 273 were detached homes, 73 were semi detached, 72 were apartments, and 6 mobile homes. The strongest demands and sales are in detached homes.

  • Average Home Prices: Detached single-family homes sit firmly between $515,000 and $550,000, while attached units (townhomes and condos) continue to see increased demand due to entry-level affordability.

  • Sale-to-List Ratio: Properties are maintaining an average sale-to-list price ratio near 99%, meaning low price reductions and competitive initial offers.

Neighborhood Market High-Performers

  • East Side Developments: Communities like Brighton and Stonebridge continue to lead overall search volume and monthly transaction counts due to modern builds and established commercial hubs. With walkability being an important factor for those without a vehicle, many people appreciate the amenties close by.

  • Core & West Neighborhoods: Infill-heavy areas like Nutana, Varsity View, and Hampton Village attract buyers looking for character homes or new legal-suite builds.

    • A: No. Home prices remain stable with slight year-over-year gains, supported by low active inventory and steady local employment growth. Detached homes have seen consistent demand and price stability and growth. There will still be homes that sell for less than ask, but the list to sale price ratio remains high.

  • Q: What is the average time a home stays on the market in Saskatoon?

    • A: Well-priced residential properties currently average 25 to 30 days on market before conditional sale. Homes that are in high demand in high demand areas at a lower price point are seeing much less days on market.
