As we move into mid-summer, the Saskatoon real estate market is showing steady activity, with continued interest from both local and out-of-province buyers. The market remains a strong sellers market with strong demand for homes, especially in sought-after neighborhoods like Rosewood, Evergreen, and Stonebridge.

Here’s what you need to know this July: Home Prices Hold Steady Across Most Neighborhoods

Average home prices in Saskatoon have remained relatively stable compared to June, with slight month-over-month growth in mid-to-upper tier properties. Detached homes in family-oriented areas are still in high demand.


    •    Average Detached Home Price: $426,000
    •    Townhouses & Condos: Starting around $279,000
    •    Luxury & Custom Builds (e.g. Greenbryre, The Willows): Still commanding strong value, but buyers are selective so having these homes in top condition is imperative

 

Inventory Is Improving (But Still Below Pre-Pandemic Norms)

Inventory levels have increased slightly, giving buyers more options, especially in the $400K–$600K range where demand has been strong. However, we’re still below historical averages, meaning well-priced homes—especially ones that may be dated but have good bones, large yards or revenue potential—are moving quickly.

If you’re a seller, July is a smart window to list before August vacations and fall prep slow buyer momentum. 

 Buyer Trends: Professionals, Upgraders & Relocators

Who’s buying right now?

    •    Healthcare professionals and young families upsizing from starter homes
    •    Business owners looking for work-from-home functionality
    •    Relocators from Alberta, Ontario, and BC, often seeking detached homes under $550K

These buyers are serious, well-researched, and willing to act if the home checks their boxes.

Neighborhoods Seeing Strong Interest

Based on sales, the days on market and list price vs sold price, these neighborhoods are consistently in demand.


    •    Evergreen & Rosewood – Family-friendly with newer builds, close to amenities and schools
    •    Varsity View & Nutana – Classic character + proximity to downtown, restaurants and Meewasin Valley Trail
    •    Brighton – Popular among first-time and budget-conscious buyers, newer construction with access to parks and amentities
    •    Stonebridge – Still a top pick for schools and commuter access, especially those who work downtown

Seller Tip for July:

Pre-listing preparation pays off. Homes with updated landscaping, decluttered spaces, and light cosmetic refreshes (paint, hardware, lighting) are selling faster and for stronger offers.
